Start with the Sheraton report
Our recap explains what happened during the month, what needs attention, and what we’re doing about it. For a rental home, that may be a vacancy, repair, or unusual expense. For multifamily properties, it also covers occupancy, delinquency, leasing activity, condition, and upcoming decisions.
The reporting period
Monthly reporting follows our review of the property’s financial activity. It is a recap of the period shown on the report. A payment, repair, or move-in after that period may appear in the next report. Questions and matters needing your input can be discussed between reports.
Cash flow statement
This shows income and expenses recorded for the period and the net cash flow after those expenses. The twelve-month view helps us compare recent results, spot unusual costs, and see whether recurring bills are posting as expected. The net figure may differ from your distribution because of reserves and other funds held for the property.
Balance sheet
This shows cash, other assets, amounts owed, and recorded owner equity at a particular date. Security deposit liability is money held for residents’ deposits. Prepaid rent is rent received ahead of the period it covers. Accounts receivable is money still owed to the property. Recorded equity is an accounting figure, rather than an estimate of market value.
Rent roll, work orders, and inspections
The rent roll shows occupied and vacant units, rents, and resident balances. Work-order detail helps explain repair activity and charges. Inspection information and photos provide context for condition and recommended work. The reports included depend on your property and management arrangement.
