How we handle repairs

Routine and preventive work

We coordinate repairs needed to keep the property operating and address problems that could cause further damage. Preventive work may include servicing equipment or correcting a small issue before it becomes a larger repair.

When we ask for approval

Your agreement sets the repairs we can authorize. For work requiring your approval, we explain the issue, recommended scope, estimated cost, and timing. Urgent work may need to begin before we can have that conversation.

Who does the work

We arrange work through our maintenance team or outside vendors, depending on the job. We consider the work required, qualifications, availability, reliability, and cost. Construction and larger projects may need a separate proposal and project schedule.

Improvements and larger projects

An improvement or optional project is a separate decision from a necessary repair. We discuss what the work would accomplish, its cost, and how it fits the property’s needs. Larger projects also require a plan for funding and timing.

Damage and resident charges

We document damage and review responsibility. A repair may need to happen before a resident charge is resolved or collected, so the property may need to fund the work first.
