The day-to-day management
We handle resident questions, rent collection, lease renewals, and repair coordination. We’ll contact you when something needs your approval or affects the property in a way you should know about.
Rent, expenses, and your payment
We review the property’s financial activity, pay bills from available funds, and process distributions under your account arrangements. A vacancy, late rent, or repair can change the amount. We’ll explain when the property needs additional funds.
When your home becomes vacant
We plan the work needed between residents, review the asking rent, and handle marketing, showings, applications, and move-in. We watch the response to the listing and discuss changes with you when needed.
Maintenance and approvals
We arrange routine repairs within the limits of your agreement. If work needs your approval, we explain the problem, proposed repair, and cost. An emergency may require us to act quickly to protect people or prevent further damage.
Looking after the home
Inspections, turnover checks, and maintenance visits help us keep track of condition. If we find a larger repair or improvement to consider, we’ll explain what we found and what we recommend. Inspection schedules and access vary by property.
Your monthly update
Your reports show the rent and expenses for the month. Our recap focuses on the things that need explanation, such as a vacancy, an unusual bill, or work still in progress. You can call us anytime you have a question; you don’t need to wait for the next report.
We can walk through your reports or talk about a repair, vacancy, or upcoming decision.
