Managing your multifamily property

Managing the property as a whole

We review occupancy, unpaid rent, leasing, expenses, and condition together. These areas affect one another, so our recommendations take the overall property into account.

Your monthly reporting

The Sheraton report explains the month’s activity: occupancy, delinquency, notable expenses, condition, and pending items. We compare results with recent performance and cover upcoming work or decisions. The financial reports in AppFolio provide the supporting detail.

Leasing and resident retention

We manage vacancies and renewals, review asking rents against competing properties, and track inquiries, showings, applications, and days on market. If a unit isn’t getting the expected response, we review the rent, presentation, advertising, and condition before recommending a change.

Maintenance and project planning

We coordinate routine repairs and preventive work. For larger repairs and improvements, we review the scope, estimates, timing, and available funds with you. Optional improvements are considered separately from work needed to keep the property operating.

Property condition and pending work

Exterior and common-area observations, vacancy checks, and inspections help us identify maintenance needs. We use those findings to arrange repairs, request estimates, or plan future work. Items awaiting approval or scheduling remain part of the property’s follow-up.

Working with you

We handle daily operations and bring you the approvals and larger decisions that need your input. The main office is your starting point for questions about reporting, leasing, repairs, or anything else at the property.

If you have a question about your property, give us a call.

We can walk through your reports or talk about a repair, vacancy, or upcoming decision.
