When a unit becomes vacant

From notice to move-in

When a resident gives notice, we review the expected move-out, assess turn needs, and plan marketing. We coordinate cleaning and repairs, arrange showings, review applications, and handle the lease and move-in. Marketing and preparation may overlap when access and condition allow.

Setting the asking rent

We look at similar available rentals, location, condition, amenities, and competing inventory. We also consider the cost of additional vacancy when weighing a rent change or concession.

Watching leasing activity

We track inquiries, showings, applications, and days on market. That response helps us decide whether to continue the current approach, improve the presentation, change advertising, address a condition issue, or recommend a rent adjustment or concession. We’ll involve you when approval is needed.
